Water heaters contain scalding water under pressure. They’re designed with safety features to protect you and your home, but you need to use and maintain them correctly to make sure they work as intended. Here’s what homeowners need to know about using their water heaters correctly.

Do:

Set the temperature correctly.

If you set the heater too high, the water will come out of faucets and showerheads at a scalding temperature. The EPA recommends setting residential water heaters to 120 degrees Fahrenheit. If you use this setting and the water temperature is still off, the appliance likely needs repairs.

Schedule regular maintenance.

water heatersEvery six months, have a professional drain the water heater to get rid of collected silt. They’ll also open the valve to look for signs of escaping steam or water. If the valve is stuck or nothing comes out, or if it’s loose and leaking even when closed, they’ll have to replace it.

They’ll also check the anode rod. If it’s completely corroded, they’ll replace it. This typically happens once every five years.

Don’t:

Store items too close to the heater.

Your unit needs a foot of clear space around it in all directions for heat to escape. If you pack other objects too close, the temperature can rise dangerously. Be especially careful not to put any flammable items nearby.

Put off repairs.

If you notice a problem with your unit, like rust, a leak, a clogged valve, or incorrect temperature, get water heater repairs as soon as you can. These problems will only get worse over time. What would be a simple repair now could lead to a dangerous issue, like a burst tank.
