Flooding is a major cause of property damage but is not often covered by basic homeowners insurance. Although flood insurance may be required for those in designated flood zones, homeowners should take these additional precautions for flood prevention.

A Guide to Flood Prevention Precautions

Home Renovations

If you live in a designated flood area, there are several home renovations you can do to help prevent flooding. Keep in mind that new construction in flood zones should be built on stilts or foundations that place primary living areas above high water levels for flooding prevention. The following renovations will help minimize damage from flooding:

  • Seal Foundation Cracks: Caulk or re-mortar minor foundation cracks, or seek professional repair for more serious foundation damage.
  • Apply Waterproofing: Have the basement treated with waterproofing sealant to minimize leaks from heavy rainstorms.
  • Buy a Sump Pump: Sump pumps move water from the basement to a location away from the house. Choose one with a battery backup so that it will work without electricity in case a heavy thunderstorm causes a power outage.
  • Raise Electrical Appliances: Electrical outlets and appliances should all be well above flood levels. Move appliances out of basement areas, such as washers and dryers, and relocate plugs if necessary.
  • Re-Grade Lawn: If your lawn slopes down toward the house, have it regraded to help direct water away.

Minimizing Damage During a Flood

In the basement or crawlspace, make sure that the sump pump is operational by turning the switch on and off. Inspect the gutters and downspouts and make sure they’re clear of debris and correctly positioned to keep heavy rain flowing away from the house. If water does enter the home and threatens to rise to the level of electrical appliances or outlets, turn off the main power.
