While residential water wells are designed to last many years, it’s important to schedule regular maintenance to avoid costly well repairs. Be aware of the signs that there may be problems with your system that may require professional service.

3 Signs You May Need Well Repair

1. Low Water Pressure

Typically, low water pressure indicates a blockage in the pipes, but it can be an internal issue if you have a well. The pump could be failing, or there could be a leak in the pressure tank. Additionally, if you have a high concentration of iron in your water, you could have bacteria that can clog the pump and cause the pressure to lessen. However, it could be as simple as adjusting the on/off pressure levels to a higher PSI if the pump can handle higher pressure levels. As you do this, you need to change the air pressure inside the tank as well. You do not need to attempt these steps if you don’t know how to do it properly, as incorrect settings could cause further damage that requires well repair.

2. Sand or Sediment in the Water

When well pumps are installed, they are placed 10-20 feet above the bottom of the well. If you begin to notice sand or sediment in the water, the well may be starting to fill in. If the water appears clear, there may be a compromised well screen that is allowing sand into the water. Avoid sand is essential, as it can corrode and clog the pump values and quickly fill the well.

3. Air Coming From the Pump

If you turn on a faucet and notice a mix of air and water coming out, the water level in the well has dropped below the pump. This is often a cause for alarm because residential wells hold hundred of gallons or more at one time. The presence of air signals that there may be a leak, that a toilet is running, or a hose has been left on that has drained water out of the system. Another cause for air would be a broken pump drop pipe. These pipes that connect the pump to the water system can corrode, break, or crack and allow air into the system. Either issue demands quick maintenance and well repair, if necessary.
