Your residential garage door protects your vehicle and other valuable belongings. Although it’s designed to last for decades, not following the proper maintenance practices can shorten its life span. Here’s how to make sure it lasts for many years.

How to Maintain Your Garage Door

1. Lubricate the Moving Parts

Moving garage door components, like the hinges and springs, can wear out faster if they become dry and brittle. As a result, they may have difficulty sliding. Apply a lubricant designed for garage doors to these moving parts at least once a year.

2. Test the Door’s Balance

Test the door by disconnecting it from the automatic opener and then lifting it until it’s halfway up. If the door is balanced, it will stay open. If it drifts down, the spring may need adjusting.

3. Inspect the Rollers Regularly

The rollers allow your door to open and close and typically last about seven years. Check them for cracks, chips, and debris several times a year. If they’re showing signs of wear and tear, have a professional replace them.

4. Replace Weatherstripping

Garage doors require weatherstripping around the outside of the frame for protection against the elements. Periodically inspect the weatherstripping for cracks and holes and replace it when necessary.

Making sure the door is properly sealed will prevent too much cold air from coming into the garage. By maintaining a desirable temperature, it will be easier to warm up your car in the morning and store lawn equipment without concern about damage.
