Land surveying is an important part of the engineering and construction process. There are many different types of civil engineering surveys: ALTA, Boundary, Topography, to name a few. As-Built Surveys show the site and improvements as they exist at a current point in time. Use the following guide to learn more about this process so you know what to ask when working with a land surveyor.

A Guide to As-Built Surveys

What do they entail?

An as-built survey documents the particulars of a structure including the layout and dimensions of the building’s interior and exterior. It outlines the locations of underground utilities, conduits, and all other visible improvements on the land.

How is an as-built survey different from a development plan?

land surveyingA development plan is a proposed design drawing, laying out the hypothetical goal of the project. The as-built survey shows the project as it was actually constructed. The surveyor will make precise measurements of the building’s layout and the location of all the constructed pieces to produce the as-built.

When should I get one?

The most common use for this type of surveying is at the completion of a project. As-built surveys are utliized for varying types of projects including building construction, roadways, and utility improvements. The main purpose is to provide a legacy for what was actually built, which can be used for future reference during next-phase construction and renovations, or to make necessary future repairs.

Many as-builts are performed during construction at key intervals. For example, utilities may be surveyed during installation in order to accurately document any utilities beneath the finished ground, which will not be visible after construction.

If you do not have one but are planning a major remodeling project, have it done before you begin. The survey will provide more accurate specifications for a building plan and will avoid the costs or delays that come with finding an error between the plans and the actual structure.

Are they required?

As-built surveys are often required by municipalities after construction to get a Certificate of Occupancy. This documentation verifies that the contractor completed the project.according to the approved plans.
