Egress windows provide emergency exits and easy access for first responders. If you’re finishing your basement or having a home addition built, you might be required to have these fixtures installed. Here’s what to know as you prepare for your project.

Why Do You Need Egress Windows?

These windows are required in new constructions for safety reasons. Most bedrooms, finished basements, and living spaces need them. They must also be large enough to allow an adult with fire-fighting equipment to climb through.

While your municipality may have its own specifications, most states follow the International Building Code for minimum sizing requirements. Windows must be at least 20 inches wide and 24 inches tall. Sills should be no more than 44 inches from the floor in most rooms.

In basements, windows should open fully and include window wells that increase clearance. If a fixture is higher than 44 inches from the ground, it requires stairs.

What Styles Are Available?

home additionFrames come in various styles to suit different home designs. For example:

  • Casement: Featuring a single set of hinges along one side, this frame swings outward. It’s a compact design that’s ideal for basements and other rooms with limited space.
  • Double-Hung: This option has two separate panes along the top and bottom of the frame, allowing you to open both sashes. Since only half of the window can open at one time, the fixture needs to be large to meet industry requirements, so it’s best for master bedrooms and living spaces.
  • Sliding: Complete with a single pane that moves over a horizontal track, this window mimics the appearance of a sliding glass door. The horizontal construction requires more room than a casement window to meet requirements, so it’s typically reserved for large home additions.
