Living in paradise comes with its challenges just like any other state, but Hawaii has its unique geographical location as well as active volcanos. There are a variety of hazards that associations and homeowners face. They come in the form of natural disasters, environmental challenges, and man-made calamities.

One of the most important tools any association can have is a disaster preparedness plan or manual to ensure that the Board, staff, owners and guests have information available to them in the event of an unexpected or even anticipated hazard.condominium management

There are some tools available online to help develop a disaster preparedness plan for your community.

An example of some sites that provide helpful information are listed below, but there are numerous resources available online:

  • FEMA.Gov/media-library/assets/documents/89544
  • Ready.Gov/make-a-plan
  • Redcross.Org

Be prepared before a situation occurs, have a plan of action in place. Being proactive, prepared and informed is vital for association and property management. Consider taking the time to develop a “plan” for your family and your community. It is an essential part of living in paradise.

Some things to consider when developing a plan for your community:

  • Know your residents. Some may need assistance in the event of a building evacuation.
  • Post evacuation routes on each floor as applicable.
  • Have an abbreviated version of the emergency preparedness plan for owners/residents to have in their units.
  • Have a well-stocked first aid kit on site.
  • Provide lists of recommended “disaster preparedness kits” or “survival kits” to residents.
  • Sign up for Hawaii Civil Defense Emergency Alerts via text or e-mail.
  • Designate an area on the property for residents who have evacuated, to gather safely for further direction, as applicable.
  • Have a list of local evacuation shelters on hand. Note: they may change periodically
  • Ensure that routine inspections of safety equipment are performed to ensure that they properly function (fire extinguishers, fire hoses, sprinkler systems, emergency lighting such as exit lights and back up lights for stairwells).
  • If your association has an elevator, familiarize yourself with the requirements in an emergency.
  • Review insurance policies annually to ensure that proper coverages are in place. Individual owners should do the same with their personal lines agent.
  • Recommend having a map/diagram of your community for all water, gas, electric shut offs and a list of vendors or service providers that could be called in following an emergency to begin restoring your community.
  • Properly store hazardous or flammable chemicals. Have MSDS (material safety data sheets) for all chemicals stored on the property.
  • Know when to call 911.
