Parking lots are typically made of asphalt because it’s a durable material; however, everyday traffic will stress it over time. Fortunately, you can hire a paving contractor to restore the surface once you notice erosion. If you’re concerned about the parking area, here are a few red flags that indicate it’s time to have it repaved.

5 Signs the Parking Lot Needs Repaving

1. Large Cracks

Cracks in the asphalt will leave the parking lot more susceptible to water damage and erosion. If you catch these issues early, a paving contractor may be able to patch and seal the area. However, if the cracks are deep or widespread, it’s best to have the surface repaved to restore its overall integrity.

2. Fading or Stains

Stains from auto fluids or fading due to UV exposure causes significant discoloration that makes the parking lot look dirty, old, or poorly-maintained. Repaving the surface will cover these spots with fresh asphalt to deliver a clean, blacktop appearance. If you want to limit discoloration, have a professional apply a protective sealcoat after they pave.

3. Standing Water

Leaving this problem unaddressed can cause further damage to the pavement, attract insects, and harm your building’s foundation. Have a paving contractor redo the lot to level it out and improve drainage.

4. Potholes

When water gets under the asphalt, it’ll gradually erode the soil and create an open space between the pavement and the ground beneath. As vehicles travel over these spots, the surface will deteriorate and create a pothole. To restore the lot, a contractor will clean out the hole, fill it with new material, and repave the area to seal it.

5. Bumpy Driving

Even if there are no potholes present, you may notice the parking lot doesn’t feel as smooth as it used to when you’re driving. This experience occurs when the surface becomes warped due to soil changes or pressure from heavy vehicles. These bumpy spots can be smoothed out through repaving.
