If you’re having a new home built, you’ll need to select its waste management system. Many people who don’t live near municipal sewer lines choose septic installation. However, this isn’t the right solution for all homeowners. Here are a few factors a contractor will consider to determine if a septic tank is right for you.

What Determines Candidacy for Septic Installation?

1. Soil Permeability

Septic drain fields require permeable soil where water can move quickly without accumulating.

If the soil on your property features high levels of gravel or clay, the perforated piping wouldn’t be able to properly disperse water. Wastewater pools on top of the drain field if the soil is too compact, contaminating the land.

2. Property Size

septic installationYour property must be large enough to accommodate the tank and drain field. The installation site must also be far enough away from any local wells to prevent cross-contamination.

Local regulations dictate the minimal distance required. Since shallow wells are at a higher risk of contamination, they typically require greater clearance.

3. Seasonal Water Tables

Water tables can rise due to seasonal changes. In periods of heavy rainfall, the bottom of hills and ditches can fill up with water.

Soaked soil interferes with efficient filtering, and any pooled water can contaminate aquifers. A septic system must be at least 12 inches above all water tables to prevent problems.

4. Landscape

Tree and shrub root systems look for the nearest source of water, and can infiltrate septic pipes and cause blockages and plumbing backups.

A property with fewer trees is the best candidate for septic installation, so wait to add landscaping until after your unit is installed. Any plants you add to the property should be at least 20 feet away from the system or have shallow roots.
