How to Prevent Repeated Lockouts

1. Install Manual Locks

Get deadbolts or door knobs that require your tenant to manually lock them once they're outside. That way, they'll have no choice but to remember their keys if they want to keep their unit safe, and you'll both be less likely to deal with a lockout. 

2. Use a Lockbox 

Nowadays, you can buy a lockbox that lets tenants onto the property with an electronic code. If your tenant forgets or loses their key again, they can call you to get the code.

It's less of an interruption to your schedule than if they had to ask you to come and let them inside. An emergency locksmith can still open it if it malfunctions. 

3. Update the Contract 

Sometimes, a tenant needs more of an incentive to avoid lockouts. Include language in the rental agreement stipulating that they'll be required to cover the fees if you have to come and let them inside, or that they must pay for the services of a locksmith if it happens more than once. Also, let them know they have to take care of replacement fees if the keys are lost.
