Concrete patios are an attractive addition to the home, expanding your living space and enhancing the appearance with their natural aesthetic. Do:  

Apply sealer.

Sealant is made to create a protective barrier along the top of the concrete that prevents premature deterioration. It keeps out the moisture and brightens the color of the material. Rinse clean.

Rinse again with the hose to remove the residue. This will eliminate dust, dirt, and other outdoor particles from the pores and preserve the integrity of the concrete.

Don’t:

Use harsh chemicals.

Heavy-duty cleaners that contain ammonium nitrates and sulfates can damage the surface and cause corrosion. This, in turn, will discolor the concrete and gradually wear it down. 

Salt is another compound that masonry contractors also warn against during the cold winter months. While it may melt the ice, the strength of the brine could weaken the sealant and cause moisture to filter in through the cracks.

Neglect nearby plants.

Underground roots can be difficult to control and increase the risk of damage to nearby concrete. If you have trees or shrubs growing close to the patio, schedule an inspection at least once a year to determine the need for root trimming. Those that have intricate root systems could require a complete transplant to prevent future issues.
