Advantages of a Real Estate Career

Pursuing a career in real estate gives you flexibility and independence you wouldn’t otherwise have in an office setting. You can set your own hours, the amount of properties you’d like to show, and the pace you’d like to work.

You also have the option of being affiliated with a larger agency or — once you’re well-established — working as an independent agent. If you’d prefer a different career path, you can also use your license to start your own brokerage firm or become a property manager or leasing agent.

How to Get Started

Complete the Coursework

real estateIf you meet the minimum requirements for obtaining a license — for most states, you’re required to be at least 18 years old, a U.S. resident, have a clean criminal record, and have a high school diploma or equivalent — you can then enroll in Pre-Licensing Course I from an accredited licensing school.

Clocking in at 30 hours, this first course walks you through the basics of real estate, including ethics, consumer protections, and buying and selling. You must complete this course before taking a salesperson exam and enrolling in Courses II and III.

Take the Test

Once you meet your required 90 hours of approved pre-licensing coursework, you’ll be required to pass the license exam at a designated testing center. The test consists of two parts: one that covers general practices and ethics, and the other consisting of your state’s real estate laws. You must pass with at least 75% on both parts to have your license application approved.

Find a Sponsoring Broker

Once you pass your test, you’ll have to be associated with a sponsoring broker to be licensed as a salesperson. Ideally, you’ll want to find one that works at a firm that has quality listings, hands-on training opportunities, and a decent budget for marketing and technology. You’ll also want to find a sponsor that has a positive reputation around town, ideally one that’s affiliated with the National Association of Realtors®.
