Questions to Ask Before Buying a Home With a Well

1. What Is the Quality of the Water?

Since wells receive their water from natural aquifers, it’s common that they contain certain contaminants. That’s why you should have the water tested before buying the property.

During the quality inspection, the water will be tested for natural minerals, bacteria, and pH levels. If there are any potential hazards in the water, make sure it’s been treated before you move in.

2. Is There Enough Water?

The well’s water quantity needs to be tested along with the quality. Conditions like over usage and severe drought can diminish the aquifer’s ability to provide water to the well, and that can leave your new home under supplied.

Most homes need 100 to 120 gallons per person per day, with a flow rate of 6 to 12 gallons per minute. Ask about the water storage capacity and run a flow rate test to ensure you have enough water.

3. What Kind of Filtration System Is Installed?

The untreated sewage can seep into the water supply and contaminate the well, so always ask where each is located. If the well is closer than 100 feet to the septic tank, don’t buy the property until one of the two is relocated.

5. Has It Been Maintained?

Every year, well services need to be performed to prevent problems. Ask to see the service history of the well before buying a property. If the water has been tested every year, the pump regularly serviced, and the cap inspected, there are likely no issues you need to worry about.
