Four things to remember about the radon mitigation system installed in your home:

A radon mitigation system does not require any continuing maintenance; however, you do need to monitor your radon system to make sure it is operating correctly. The experts at A to Z Radon Solutions, a Division of Z & H Enterprises,  who have installed radon systems for over 15 years, provide you with a few tips to monitor your radon mitigation system for optimum performance.

  1. A “post-work” radon test should always be performed following installation of a radon mitigation system.  This is the ONLY way to confirm that the installed radon system was correctly designed for your home and is operating properly.  The post-work radon test, in most cases, should be conducted in the lowest livable area of the home and the home owner should always request a copy of the final test for future reference and to confirm acceptable results.

  2. Once installed, and verified to be operating properly (i.e.  “post-work” radon test results are acceptable), the only thing for you to do is monitor the U-tube. The U-tube is normally attached to a vertical section of PVC piping near the suction point.  This device indicates suction pressure  that the radon fan is applying to the sub-slab/crawl space area. It does NOT provide the radon level in the home.  The only way to determine radon level is with a radon test (short-term or long-term) or in-home radon monitoring device (several models available on-line).       
  3. A properly installed radon system requires NO periodic maintenance.  The only moving/operating component is the radon fan. The U-tube is a simple device that provides the home owner indication as to whether or not the radon fan is working.  When fan is operating, fluid levels in the U-tube will be uneven (i.e. one side of  U-tube will be above zero and the other will be below zero).  On the contrary, the U-tube levels will be even (at zero “0”) if the radon fan has stopped.         
  4. Finally, the EPA recommends that all homes (even those with an operating radon system) be retested every 2 years to confirm that the radon level in the home continues to be maintained below 4 pCi/L.
