Preventive maintenance keeps HVAC systems efficient, helping ensure comfortable indoor temperatures and low energy bills. If you’re new to homeownership, this could require learning the basics of proper care. Here are a few tips for preserving the functionality of the equipment.

A Useful Fall HVAC Maintenance Checklist

1. Replace the Filters

Filters capture airborne particles, including dust and pollen, as they pass through the system. Over time, they become clogged with debris, sending out particles and straining the system by blocking airflow.

Check the filters at the beginning of each month. If they appear dirty, swap them out to boost indoor air quality. Most homeowners need to have these parts replaced every 30 to 90 days.

2. Vacuum the Vents

Many HVAC systems use floor and ceiling vents to disperse treated air evenly. Even if you regularly vacuum and sweep, loose hair and dust could accumulate around these openings and restrict airflow.

Wipe down the vent surfaces and remove the covers. Vacuum the interior of the vents before using a clean cloth to wipe the components gently.

3. Clean the Outdoor Unit

HVACHeat pumps have outdoor components. Leaves and twigs can collect around these devices, obstructing airflow and straining the mechanisms.

Inspect the area at least once a week, clearing any accumulated debris. To ensure proper airflow, leave at least two feet of clearance on all sides of the unit.

4. Secure Timely Repairs

While most HVAC systems last about 15 years, individual parts tend to wear out sooner. Odd sounds, such as screeching, grinding, and clanking, indicate mechanical malfunctions and loose bolts. Air that doesn’t match the setting on your thermostat could point to an electrical issue. If you notice unusual performance, schedule immediate service to prevent breakdowns in the winter.
