As a roofing contractor, you’ve likely had quite a few clients asking about metal. Standing seam roofs are among the most common metal roof designs for homes, but they’re often confused with exposed fastener metal roofing. The guide below explains the major differences between the two systems so you can ensure your clients know exactly what you’re installing for them.

Standing Seam Metal Roofing

The individual panels of standing seam systems are joined together by interlocking seams, where fasteners are concealed. Hidden fasteners are not exposed to harsh weather conditions that would wear them down over time, so these systems require less maintenance than exposed fastener systems. Some homeowners simply find fastener heads to be unattractive and would prefer them to remain unseen. Since the panels are not double-pinned, the metal roof can expand and contract for proper thermal movement, reducing problems like oil canning and fastener withdrawal. They provide a sleek, clean look that many homeowners adore.

One of the biggest metal roofdrawbacks of standing seam systems is the price. They tend to be more expensive than exposed fastener systems as well as more common roofing materials like asphalt shingles. The process of installation is also much more complex and labor-intensive. Roof repairs are difficult and more involved because each individual damaged panel must be separated from the ones remaining attached.

Exposed Fastener Metal Roofing

In exposed fastener systems, the fasteners are drilled directly through the metal panels and into the framing below. Rather than using a lap seam, where the edges of panels overlap and must be fastened down together, each panel overlaps the next. This makes them less labor-intensive to install. Because the metal panels are wider, fewer of them are required for installation.

They also don’t need clips or flashing products. These factors make exposed fastener systems much more affordable. Additionally, they hold up relatively well to severe weather compared to other materials.

Because installation requires you to drill holes directly into the metal guarding your structure, exposed fastener metal roofs are vulnerable to leaks. The fastener and gasket are the system’s main defense against moisture leakage. If either component is damaged or loosened, whether from UV degradation or fastener withdrawal due to natural expanding and contracting of metal panels, your clients’ homes could be at risk of water damage. That means they’ll need more frequent maintenance and repairs to keep the fasteners and their roof in top shape.
