Since residential roofing is constantly exposed to the elements, it sustains damage over time. Leaks, for example, develop due to a range of reasons. Use the guide below to prevent problems and know when to schedule service.

How Do Roofs Develop Leaks?

1. Broken Shingles

Contact with heavy tree branches, high-speed winds, and sizable chunks of hail can break roof shingles and tiles. If pieces crack, rain may infiltrate the gaps.

Shingle repairs are usually enough to solve the problem. However, widespread damage from hailstorms may require roof replacement and underlayment repairs.

2. Clogged Gutters

You need to clean your gutters twice a year, in the spring and fall. Without biannual cleanings, they may become clogged with leaves, twigs, and animal nests.

Debris-filled gutters cause rainwater to back up under shingles, resulting in water damage.

3. Damaged Flashing

If you notice any missing or loose metal connections, have your roof inspected.

4. Skylight Gaps

Skylights need to be correctly measured, affixed, and sealed to prevent leaks. If the fixture isn’t entirely screwed into the roof, or the flashing around it doesn’t provide sufficient sealing, water may seep through. In this case, reinstallation may correct the issue.

5. Advanced Age

Over time, ultraviolet (UV) rays cause shingle materials to dry out and lose their granules, resulting in brittleness. The sun’s rays also melt the tar that keeps the shingles durable, thinning them out. If your shingle roof is over 25 years old, have it replaced to restore your home’s barrier against the elements.
