If your hardwood flooring no longer has its original, shiny appearance, you may be wondering whether to resurface or refinish it. Although some homeowners use these terms interchangeably, they refer to two different procedures. Below is a guide on both floor resurfacing and refinishing so that you can decide how to proceed.

What Is Floor Resurfacing?

If the hardwood experiences severe damage, floor resurfacing is usually the best option. This process is more intensive than refinishing because it removes problematic boards. Then, contractors grind remaining planks until they align with the replacement boards. Next, they will install new nails to reinforce stability. Finally, you must stain and polish the entire floor. Generally, you won’t require resurfacing as often as refinishing because it’s only necessary in cases of extensive damage, such as a flood or cracked planks.

What Is Floor Refinishing?

floor resurfacingIf your floor loses its sheen, but the planks are still structurally sound, refinishing can restore its luster. This process is a streamlined version of floor resurfacing because it only utilizes the last few steps. During refinishing, contractors sand away the top layer of the entire floor, revealing the untarnished hardwood surface below.

After wiping all of the sawdust away, the contractor will then apply a fresh layer of stain to the boards. You may opt for the same shade as before or choose something new, depending on your design scheme. Once the stain dries, you should apply a durable lacquer or polish to provide an additional layer of protection. This will help ensure that you don’t require refinishing again for a while, as the polish will prevent minor scratches and dents.
