Refinishing wood flooring every five to ten years is necessary to maintain its durability and visual appeal. This process involves applying a finish of either oil-based or water-based polyurethane. Here’s what you should know about these options to choose the right product for your hardwood floors.

Understanding the Difference Between Oil- & Water-Based Polyurethane Finishes

Oil

Oil-based polyurethane is celebrated for its durability and lower price point when compared to water-based options. Once applied to wood flooring, this product dries on the softer side, thus reducing the risk of surface scratches from furniture. In most cases, one or two coats will provide adequate protection.

Wood FlooringThis finish requires 24 hours of drying time before it can be walked on and 48 hours before objects can be safely placed on it. As a rule of thumb, opt for oil-based polyurethane if you have dark-colored floors or you’re looking to give your flooring a dark amber hue and oily sheen. The beauty of teak, red oak, and cherry hardwood can be magnified with the help of this product.

Water

Water-based polyurethane is nearly as durable as oil-based options, but it will dry harder. In turn, your floors will be protected from dents but may be more susceptible to surface scratches and abrasions from debris.

Water-based finishes are popular because of their minimal odor and quick drying time. Up to four coats can be applied with just six hours between each application. Once the final layer is applied, furniture can be placed after 12 hours.

The deciding factor for many homeowners is the visual appearance. Water-based polyurethane dries clear and is the best choice if you want to maintain the original color of your floors. Homes with pine, ash, fir, or hardwoods with a hint of yellow are ideal candidates for water-based products.
