When your roof is leaking heavily or showing signs of age-related deterioration, you have several options for correcting the problem. Sometimes, reroofing is a viable alternative to roof replacement, but not always. The following explains the differences between the two processes and what they mean for your roof.

What Is Reroofing?

Instead of removing the old shingles, reroofing entails putting a layer of new shingles over the old ones. There is less labor involved because the old roofing materials don’t need to be removed. Thus, it is usually less expensive, faster, and not as disruptive as getting an entirely new roof.

However, the existing roof must be in fairly good shape without any obvious leaks or sagging. Furthermore, there must only be one layer of shingles already in place. If you’ve reroofed once before, you can’t do it again. The results also won’t last as long as with a completely new installation.

How Is a Roof Replacement Different?

roof replacementDuring a roof replacement, all of the existing shingles are taken off your home. This is necessary if your current shingles are soggy, have a great deal of mold or mildew growth, are cupping or curling, or are missing—since moisture damage will rot whatever you put over it and a non-flat surface will make new materials hard to lay down.

If there are problems with the roof deck, such as wood deterioration or water damage, they are fixed before the new felt underlayment and shingles are put on.

The upfront cost is higher. However, your maintenance and repair costs should be lower. You will also likely be able to enjoy this new roof for two decades.
