However, if dark streaks, mildew growth, and other signs of water damage are found throughout the roof and ceiling, the entire roofing system is likely compromised. It will be more efficient to replace the roof before water penetration causes structural damage and mold growth on the walls and ceilings of your home.

This most often occurs at lower spots on the roof. While shingles may appear buckled, the sagging appearance is actually caused by wooden support beams underneath the shingles rotting and growing weaker. However, this damage may also be visible from inside. As damage spreads, it could cause the ceilings to sag.

3. Decayed Shingles

Even if you haven’t noticed any leaks, the condition of your shingles could mean it’s time for a roof replacement. As asphalt shingles age, they may begin to curl and crack due to UV exposure or impacts from tree branches or other objects. Granules will come loose and wash into the gutter, which reduces their weatherproofing ability and can lead to tar streaking. Such shingles are more likely to be blown away during a storm, are more susceptible to leaks, and are less energy efficient. As moisture gets trapped beneath the shingles, mold or algae growth may occur, particularly in shaded areas. The older your roof, the more likely it is that you should just replace all the shingles at once, rather than repair individual areas.

4. Declining Energy Efficiency

Your roof plays a major role in maintaining consistent temperatures inside your home. As the roof decays, it will no longer provide proper ventilation, weatherstripping, and insulation.
