A home inspection is an important step in selling your house. What Electrical Issues Might Be Found During a Home Inspection?

1. Missing Electrical Covers 

Important elements of your home’s electrical system, including receptacles, electrical switches, and junction boxes, should be covered for your safety (especially if you have pets or children) and to protect the wiring from outside threats like pests. Coming into contact with a live circuit can result in an electrical shock, so if your electrical elements have been left open, cover them up. Potential buyers will see the uncovered components as safety hazards and may refuse to buy your home.

2. Insufficient Outlets & Faulty Smoke Alarms

home inspectionIf you live in an older home, chances are you don't have enough electrical outlets, or the ones you have could use upgrading. This will likely be noted during a home inspection as a sign of insufficient outlets, which can be an inconvenience to buyers. Speak to an electrician about adding more outlets to make sure your home will accommodate all the potential buyers’ electronics and appliances. 

Also, ensure your smoke alarms are in working condition. Their batteries should be tested at least once a year, and the systems should be replaced around every 10 years. If the alarms do not sound off when you test them, the batteries need to be replaced.

3. Lack of GFCI Outlets 

Ground fault circuit interrupter (GFCI) outlets are required when an outlet is close to a source of water, such as a bathroom or kitchen. If you start to receive an electrical shock, a GFCI outlet will cut off the power and thus protect you. However, if you don’t already have them in your home, get them installed before your home inspection to ensure the safety of your potential buyers. Alternatively, if yours are faulty—for example, if they trip and lead to a loss of power of other appliances on the circuit—then you should replace them.
