Finding the best material for a commercial roofing installation is crucial for maintaining the integrity of the structure and protecting the interior of the building. Many business owners and contractors are turning to EPDM roofing as a solution for flat and gently sloping roofing solutions. To better understand this versatile and durable material, read below.

A Guide to EPDM Roofing

What is EPDM?

EPDM stands for ethylene propylene diene monomer. It’s a highly durable and long-lasting rubber roofing membrane made from synthetic fibers. This versatile material is ideal for flat and low-pitched roofs and is simple to install.

Can it be installed over an existing roof?

roofing installationWhile EPDM can be installed over an existing roof, the material cannot be placed directly over asphalt, shingles, or tar. A protective layer of oriented strand board or plywood decking must be laid down before the EPDM can be installed.

The layer between the current roof and EPDM membrane needs to be at least 5/8 of an inch thick. Without this protective layer, oils from the existing roofing materials can negatively impact and compromise the integrity of the EPDM.

What are the benefits of this material?

This roofing material is capable of withstanding damage from hail, strong winds, and fire. EPDM can also maintain optimal performance in low temperatures, and is not susceptible to excessive wear and tear from the sun’s ultraviolet radiation. Thanks to its incredible durability, EPDM roofing can last up to 50 years with proper roofing installation and maintenance.

Are there temperature restrictions for this type of roofing installation?

While EPDM roofing will protect the building all year long despite the temperature, the installation process should not be conducted in temperatures under 41 F. The rubber membrane requires a water-based adhesive and contact bonding adhesive to ensure it is correctly installed. The rubber won't bond successfully to the roofing surface if temperatures are near or below freezing.
