It’s easy for a real estate agent to paint a lavish and large space in a positive light. On the other hand, showcasing a home on the smaller side can be more challenging. Follow these tips to bring out the best in a more modest property. 

How to Stage a Small Home Before Listing

1. Declutter

The more items in a room, the more cramped it seems. Before photographing the property, advise the sellers to pack up all nonessential objects, such as books, decor, and rarely used furniture.

Also, have them remove any rugs, which conceal floor space. Reserve rugs for one or two prominent spaces, like under the coffee table in the living room and by the bed.

2. Light It Up 

real estateDark rooms tend to feel smaller, so have all window treatments open. If the curtains are dark or made of heavy fabrics, have the client remove them.

If a room still feels dark, move any standing lamps to the corners to bounce the light off the walls.

3. Avoid Contrasting Colors

Have the sellers paint all living spaces the same color to create a spacious, continuous atmosphere.

Each room should ideally have one color for furniture and accessories. For example, if a bedroom features a blue bedspread and blue chair, remove as many non-blue accessories as possible. A cohesive look makes the property feel more luxurious.

4. Consider the Furniture

To create a sense of openness, showcase furniture with legs rather than pieces that sit flush against the floor. If a couch or bed has a skirt, tuck it in to show the floor space beneath it before taking pictures.

Pieces made of metal and glass also provide an airy feel by reflecting light. Photograph these more closely, leaving bulky furniture in the background.
