For land developers, ensuring your properties are both safe and attractive is essential when trying to see the maximum return on your investment. Concrete cracks aren’t only unsightly, but they can also lead to tripping hazards, making your property less desirable to tenants and potential buyers. While working with a reputable concrete contractor can offer assurance that your slabs will be installed correctly, understanding the common causes of concrete cracks can help you mitigate issues before they arise.

What Causes Concrete Cracks?

1. Premature Drying

Premature drying can result in two different types of cracks: crazing and crusting. Crazing cracks are very fine surface fractures that resemble spider webs or shattered glass. They typically occur when the top of a concrete slab loses moisture too quickly.

Crusting cracks are also caused by the top layer drying out faster than the bottom. On warm or windy days, the top of the slab dries out, resulting in a crust-like appearance. While unattractive, neither creates a structural concern.

2. Excess Water

If a concrete contractor uses too much water, the excess moisture will evaporate, causing the slab to shrink more than if the correct amount had been used. As the slab dries, this continual shrinkage places stress on the surface of the concrete, resulting in narrow cracks that extend throughout the slab. Contractors can prevent this by incorporating control joints into the slab that open as it gets smaller.

3. Poor Subgrade Preparation

The durability and appearance of the concrete depend on the preparation of the subgrade. A low-quality subgrade results in unexpected settling and water accumulation, leading to seepage and a weakening of the foundation.

Poorly compacted subgrades can also contribute to the cracking and sinking of sidewalks, driveways, and patios. When preparing the subgrade, ensure that soft or saturated soils and rocks are removed, that the ground is level, and that the materials are adequately compacted.
