1. Age & Fading

If your driveway is over 20 years old, it’s time for a refresh. The older the pavement is, the more trouble you may encounter. The continuous weight of vehicles will weaken the structure. Car fluids like engine oil will degrade the surface, and stains and fading asphalt bring down your home’s curb appeal.

The sun’s ultraviolet rays will fade the rich color of your driveway. UV rays get deep into the surface and oxidize it, turning black to a drab gray. While there are ways to revitalize the color with sealant, it won’t fix the structural damage that has occurred from the sun weakening the surface.

4. No Sealant

Sealcoating protects the surface from UV damage, excess precipitation, and other issues that could cause a problem. The process should be done every two to three years for the best results.
