What Items Are on a Home Inspector’s Checklist?

1. Structure

The inspectors will look for structural defects in walls, roof framing, exterior and interior wall framing, and the foundation. These signs may include cracks, misalignment where walls intersect with the floor or roof, or mold and mildew growth that can indicate a settling foundation, water damage, pest damage, or poor structural design.

2. Roofing

They can tell you whether the openings have proper flashing for waterproofing, if the drainage system is adequate, and approximately how long you can expect the roof to last.

3. Electrical

The inspection will tell you whether the electrical system’s size is adequate for the home’s needs, if it meets the necessary code requirements, and whether there are any hazards or risks electrocution or fire. Common issues in the electrical service panel include inappropriately sized wiring, exposed or burned wires, improper connections, or over fused circuits.

An inspector will check to ensure the home’s outlets are properly grounded and wired, and whether there are ground fault circuit interrupter outlets in rooms like bathrooms, kitchens, and laundry rooms. GFCI outlets monitor electrical flow and will shut off the power if they sense an imbalance. This protects from the risk of shock due to things like water.

4. Plumbing

Plumbing inspection includes using a moisture meter to check for leaks on ceilings and walls, as well as visible signs of water damage such as mildew and soft drywall. The inspector will check that all fixtures operate properly and have adequate water pressure. They will also check the water supply line and sewage or septic line for damage or obstructions that need to be remedied.

5. Interior

The interior inspection will ensure the basement, walls, and ceilings are free of moisture. They will check for basement sump pump and waterproofing systems. Inspectors will also check the condition of the home’s appliances and whether there is the required number of smoke detectors and carbon monoxide detectors in the proper locations.
