1. Broken Flashing

Damaged flashing is ineffective and may allow rainwater to pass through, putting the roof deck at risk of water damage. In older homes, the flashing may be made of roof cement or tar. During the home buying process, you might request this be replaced with metal for a tighter and longer-lasting seal as part of your purchase contract.

While a few bare patches might not seem like a severe problem, bald spots can lead to significant issues, such as leaks, mold, and rot. It’s especially crucial to replace shingles missing in roof valleys, as these areas are the most prone to water damage. Damaged shingles, including those that are cracked or curled, also need to be replaced as they are not effective in protecting your roof.
