A tar and gravel roof is one of the most popular choices for commercial roofing. Also called conventional Built-Up Roofing or BUR, it provides excellent protection against the elements and harsh weather conditions. Not only is it budget-friendly to install, but it’s also energy-efficient, so it can significantly reduce your power bills. It’s crucial to keep it properly maintained to maximize its lifespan of up to 30 years.

3 Steps to Maintain a Tar & Gravel Roof

1. Regular Inspection

Regularly inspecting commercial roofing is the best way to catch any issue at the onset before it incurs more significant damage. For tar and gravel roofs, the rule of thumb is to inspect it twice a year visually.

Time your inspections at the end of winter and summer, after the roof has endured the extreme weather conditions. If you notice any signs of disrepair such as cracks on the tar, call for professional repairs.

2. Gravel Maintenance

During your regular inspection, check the roof to ensure all the areas are still covered with gravel or aggregate material on top. Add more, if necessary, to keep the materials beneath safe and protected.

3. Debris Clearing

Damp twigs and dry leaves can be a breeding ground for moss. When moss thrives in your roofing, it will build a carpet-like covering over the gravel.

This can trap even more moisture and debris, causing excessive weight on the roofing materials and possibly leading to damage. To avoid this, clear out any debris sitting on top of the gravel every time you inspect the roof.
