How to Keep Sliding Windows in Top Condition

1. Remove the Sashes

To clean as effectively as possible, it may be necessary to remove the sashes first. Slide the sash into the middle of the frame, grab it on both ends, push it into the upper track, and pull it out towards you. You can then access more of the frame to clean it thoroughly.

If the outer edges or the sash have old caulk or paint on them, gently scrape them away first.

It’s also possible that your sashes have worn out with time, so if they won’t budge, it may be time to replace them altogether.

2. Clean the Window Tracks

windowOver time, dust, dirt, and pollen can build up in your frames, causing your windows to stick in place. Use a vacuum cleaner to remove any loose dust or debris, then wipe the frames down with a cloth or sponge soaked with household cleaner for vinyl or wood polish for wood.

Avoid stronger cleaning agents like bleach, as these can damage the frames permanently.

3. Lubricate the Frames

To ensure your windows slide easily and smoothly in the frame, use a lubricant on the tracks. Apply a silicone-based lubricant or wax from your favorite home improvement store to a cloth, and wipe down the tracks, jamb liner, and weatherstripping.

Open and close the window several times to evenly distribute the lubricant. Avoid using oils like WD-40, which will work for a brief time before turning into grime.
