A deck is an outdoor extension of your home. Whether it’s ground-level or raised, it should be as inviting as the room to which it gives you direct access. A commitment to maintaining your new deck with the following advice will ensure years of beauty and enjoyment.

Do:

Deep-clean it once a year.

A deck is subject to sun rays, as well as cold and rainy weather. When the temperature warms up and a few days without rain are in the forecast, remove surface grime and give it a thorough scrubbing. After removing furniture and planters, sweep away loose dirt and debris, and drape nearby flowers and shrubs with plastic sheeting.

Purchase a quality cleaning agent. One without chlorine bleach, which damages wood fibers if not completely rinsed away, is generally best. Use a soft-bristle brush to work the cleaner into all surfaces—planks, railings, and stairs—then hose off the cleaner using a fan-type shower setting and allow it to dry.

Regularly inspect for damage.

As you’re sweeping away puddles of water or clumps of wet leaves after it rains, check for signs of splintered wood, rot, and loose railings. Any damage should be promptly fixed to prevent it from worsening or becoming a safety risk.

Don’t:

Lay down rugs that trap moisture.

decksIf you use rugs to protect the decking from scrapes and scratches or to define a cozy seating arrangement, use all-weather mats designed to resist fading and mildew. Natural-fiber rugs retain moisture, which can cause mildew and result in discoloration and damage.

Reseal without sanding.

If the surface no longer repels water, you should reseal the deck. Sand any splintered boards with a pole sander and 80-grit paper, and thoroughly clean it. Allow two days for it to dry.

Then, reseal the wood with a tool that lets you apply a stain or clear sealer with long, smooth strokes. This will protect the deck from water damage.
