Purchasing a home is exciting, but it can be confusing if you’ve never gone through the process before. While getting a home inspection helps to identify and solve problems with the property before closing, it can be easy to overlook key details as a new home buyer. If you are purchasing a home, here are few ways to get the most out of your inspection.

3 Home Inspection Tips for Buyers

1. Be Present

By attending the inspection, you can gauge your inspector’s reactions to the home. Listening to how they describe any issues in the home can help you accurately determine how urgent the repairs are. Words like “major” and “significant” are usually used to describe things in the home that need repair right away. Although your attendance is recommended, you should refrain from bringing children or pets along, as they may distract the home inspector.

2. Don’t Rush

Home InspectionsA typical home inspection takes anywhere from four to five hours and may take even longer depending on the size and age of the home. This allows the inspector to thoroughly investigate every area, including the roof, basement, plumbing, and electrical wiring.

Afterward, they will write a report based on all of the information they were able to gather. This report includes detailed descriptions of each area or checklist item as well as photos of areas needing repair.

3. Ask Questions

If you have questions at the end of the inspection, don’t be afraid to ask. Even if the inspector provides a detailed report of the damage, it is always helpful to get an in-person explanation to better understand how to proceed with repairs. Common questions include “Are there any health hazards?” and “What needs to be repaired first?”
