Rubber roofs have exceptional durability and affordability, as well as being easy to install. However, rubber roofing can encounter problems over time that you should know before they negatively impact your business. Below are a few common problems and how to prevent them.

A Guide to Rubber Roofing Issues

1. Shrinkage

Over time, a mixture of rain and heat can shrink rubber roofing. When this occurs, it can rip off the flashings on the side and split or crack the material. You should have a contractor inspect your roof for signs of shrinkage at least twice a year, typically in the spring and fall. The earlier you detect an issue, the easier it will be to fix, which saves you money.

Rubber roofing has seams that contractors glue together, making it watertight and even with the roof’s edges. However, the glue can fail, separating the seams. When this occurs, the roof is susceptible to leaks and structural damage, as water can access the underlying layer. Look for leaks inside your building after heavy rainstorms and repair them immediately.

3. Puddles of Water

Buildings can shift over time as the foundation settles, so your rubber roof’s structure might not remain in the same position. When this happens, the natural grade of the roof will allow water to pool. If you notice puddles, you should drain them before they lead to mold and mildew.

4. Tears

If a branch or other heavy object falls on your roof, it can tear the rubber and render it inoperable. If the tear is small, a patch may fix the area and allow you to continue your business. However, with more significant tears, you should call a licensed contractor to repair it.
