With summer right around the corner, homeowners want to rest assured their air conditioning units are primed and ready for action. Common Causes of Leaking AC Units

1. Damage to the Drain Pan

All air conditioners have drain pans, which collect water dripping from the evaporator coils. In older units, pans may become rusted and cause water to leak out. In general, ACs typically have a life span of about 12 to 15 years, depending on how much they’re used and how often they’re maintained. 

2. Refrigerant Level Is Too Low

The refrigerant in air conditioners absorbs heat and cools the air as a result. When refrigerant levels dip lower than normal, pressure also decreases, and the evaporator coils may freeze up. Once thawed, the ice on the coils flows out of the machine and onto the ground surrounding it.

Refrigerant should remain at a consistent level at all times unless there’s a leak in the line. Low refrigerant may also cause the air conditioning unit to blow out warm air. 

3. The Air Filter Is Clogged

air conditioningEvaporator coils can freeze for other reasons. A clean air filter is integral for a well-functioning air conditioner as well as to maintain good indoor air quality. When the filter becomes clogged with dust and debris, airflow over the evaporator is impeded and the coils may freeze.

It’s best to clean or replace the air filter in your machine once per season, though if you have pets that shed or family members with respiratory issues or allergies, monthly may be the wisest choice.
