Garage doors add an extra layer of security to properties while simultaneously boosting curb appeal. Over time, they collect dirt, grime, algae, and debris that may diminish their appearance and function, which is why you should wash them at least once or twice per year. Below, you’ll find a handful of do’s and don’ts on how to clean and maintain your overhead doors. 

Do:

Clean the sensors. 

Garage door sensors, located about two to three inches above the ground on either side of the interior, detect the presence of people and objects, causing the door to reverse so it won’t close on them. After you clean your garage doors, use a microfiber cloth to wipe the sensor lenses to prevent dirt and debris from interfering with their function. 

Use a gentle detergent.

garage doorFill a handheld sprayer with water and mild, low-phosphate detergent. Spray the exterior of your closed garage doors with it, and then rinse it off with your garden hose. Spot-treat stains or streaks with a solution of diluted bleach and scrub them with a non-abrasive sponge. Dry the doors with a clean towel. 

Don’t:

Oil the tracks.

Though your overhead door rollers and ball bearings require lubrication to prevent noise and corrosion, never oil the tracks. Doing so will only draw more dirt and grime to them, which may block the opening and closing mechanism. However, you could clean the tracks at the same time as your garage doors, using a gentle soap and a washcloth. 

Forget the weatherstripping.

Dirt and grime collect beneath the weatherstripping on garage doors and may eat away at the rubber, causing drafts and inefficiency. When you wash your garage doors, don’t forget to wipe the weatherstripping along the bottom and perimeter.
