1. Old Age

As a roof ages, it’s more susceptible to leaks and other damage. Most asphalt shingle roofs last about 20 to 25 years, and roofs placed over existing layers of shingles last about 20 years. If your roof is over 20 years old, it may be time for a replacement.

2. Light Shining Through

Enter your attic and examine the roof boards with a flashlight. If you see light coming through holes or cracks, contact a roofing contractor for an inspection. While they may just need to repair a few cracks, they could also find more serious damage that necessitates a new roof.

3. Shingle Damage

4. Moss Accumulation

Moss can trap moisture on your roof and damage your shingle granules. Remove any moss with a stiff brush, and call a roofing contractor to detect any damage. If the damage is severe, you may need a new roof. 

5. Sagging or Drooping

When spots in your roof start to sag or droop, it’s often due to structural issues like weakened roof joists that can no longer support snow and ice. No matter the cause, a sagging or drooping roof is a serious safety hazard, so have it replaced as soon as possible.
