How to Tell a Property Needs a New Roof 

1. Visible Holes 

While small gaps or a few missing shingles may be repairable, holes that are visible to the naked eye—especially when you’re standing on the ground below—are clear signs of major exterior damage. 

Holes might mean the roof is old and decaying. Most roofing materials last about 20 to 25 years before they need to be replaced. 

Large or extensive fissures could also indicate that there are other problems that you’ll need to address, such as removing a nearby tree with overhanging branches that are damaging the roof.

Keep in mind that there may be substantial interior water damage or pest infestation if the attic was left exposed to the elements. 

2. Discoloration

If the previous owner just ignored the stains for months—or perhaps years—the leak may have caused serious damage, like rotted framing and disintegrated insulation.

3. Flashing Issues 

Metal flashing is designed to protect intersections on the roof, such as around the base of chimneys or dormers. Over time, the flashing can peel or warp due to temperature fluctuations or a settling foundation.

Corrosion can also eat away at the material until it no longer protects against water infiltration. While limited damage can be replaced, this may indicate that it’s time to re-roof the home.
