Over time, even the most well-maintained asphalt will become brittle and crack. When that happens, there are paving services available to restore it. Sealcoating, resurfacing, and repaving will all give you a smooth new asphalt surface, but which you need depends on the condition of your existing pavement.

Sealcoating

This service should be considered more like basic maintenance than a restoration option. Your asphalt needs to be resealed every two to three years, whenever the surface starts to look gray or pebbly. Sealcoating conditions the asphalt, seals tiny cracks before they can widen, and helps keep it water-resistant and flexible. You can also have a few larger cracks repaired at the same time.

Resurfacing

If you have more than a few cracks, you can't just cover them with sealcoating. Resurfacing is right for driveways and parking lots that have cracks over about 1/4 to 1/3 of their surface. During resurfacing, your provider will repair the cracks, then add fresh asphalt on top of the existing surface, so you can have smooth new pavement without fully tearing out and replacing the old paving.

Repaving

AsphaltWhen the ground underneath your pavement is no longer supporting it, resurfacing isn't an option; the new pavement would only crack apart. You can tell the support is failing if you see potholes, crumbling or undermined pavement edges, or "alligator skin" crack patterns. This is when there are so many cracks that the asphalt starts to look like it's made up of separate scales. When this happens, you'll need to remove the old paving and repave the area.
