1. Flashing 

This protective layering usually is made of galvanized steel or aluminum and is outfitted over any vulnerable parts of a roof that could be susceptible to leaks. That includes the roofing valleys, around a chimney, or any place where two different planes come into contact. After a heavy storm, flashing can sometimes be dislodged, bent, or cracked. This can create a space for water to pool and eventually leak into the home. 

2. Eaves

Their task is to carry rainwater away from the walls of the home and off the roof itself. Typical problems include if the eaves don’t line up well with the gutters, causing a breakage in the outward disposal of water. As a result, the water could head down to your foundations, creating damage. Additionally, if the overhang is over-built, it can give strong gusts of wind the additional leverage to rip your roof off its moorings. 

3. Soffit

The underside of the eaves is known as the soffit. This key piece of your roof allows for heat to escape, increasing your home’s energy efficiency while also preventing the shingles from getting too overheated and eventually warped. Since they’re also directly visible from below, the soffit also plays a large aesthetic role in the perception of your roof. Again, if the gutters are not properly configured, the soffit area can absorb too much water over time, causing peeling, discoloration, and rot.
