Before completing a major real estate transaction, it’s essential that you do your due diligence. After all, the property may very well be the biggest purchase you ever make. While it’s perfectly normal for every home to have minor issues, here are a few major problems that warrant modifications to the terms of the sale.

What Issues to Look for When Buying a Home

1. Damaged Roofing

Even a few damaged shingles can compromise the integrity of a roof. Should water pool just beneath them, for example, extensive damage could result. Mold and mildew could also start growing, causing an infestation.

If the inspector points out any roofing issues, ask that they be addressed prior to closing the real estate transaction. Your attorney can update the terms of the agreement so the seller is responsible for all such repairs at no cost to you. They should also provide an additional report detailing the extent of any existing damage caused by the compromised roof.

2. Outdated MEP Systems

To ensure all upgrades are up to your standards, though, it may be advisable to have the seller to knock off a few thousand dollars over having them make the recommended repairs. This will allow you to address any issues yourself using contractors of your choosing. Should the seller be uncooperative, your lawyer will try various negotiation tactics to secure a better deal.

3. Foundation Issues

Foundation issues can range from minor cosmetic problems to major structural faults. If the home’s foundation is compromised, call in a specialist to determine the extent of the damage—and the cost of any necessary repairs. Should you choose to proceed with the transaction despite the foundation issues, your attorney will recommend applicable strategies for protecting your investment, like obtaining a home warranty from the seller.
