How to Maintain Your Parking Lot This Spring

1. Sweep Weekly

With the weather warming up, it's much easier to uphold a consistent sweeping and cleaning schedule. Doing this regularly will keep leaves, rocks, and other debris from accumulating on the asphalt. This will prevent residue from forming, helping keep the surface pristine.

2. Repair

Consistently cleaning your parking lot will also give you the chance to keep an eye out for any damage. Cracks that are wider than a quarter of an inch can usually be filled or patched up with new product. The same is true for shallow potholes.

However, if the damage spreads across a large portion of the parking lot, it may be better to have it resurfaced, which involves adding a new layer of asphalt on top of the area. 

3. Restripe & Repaint

When the lines are crisp and clear, it's much easier for people to park within the bounds of a spot, helping maximize the square footage of the lot. This is also a way to ensure you're complying with the Americans with Disabilities Act (ADA) and local fire codes. 

4. Clear Storm Drains

If you have a storm drain on your parking lot, spring is the best time to flush out any debris that may have gotten stuck in the grates. Failing to clear up the storm drains could result in poor drainage, which will exacerbate any cracks or potholes on the premises

A pressure-washer should do the trick. Cleaning it will prepare the drain for springtime showers.

5. Sealcoat

Finally, if it's been over three years since you've had the surface sealed, it’s time for a new protective layer. Sealcoating helps shield the asphalt from moisture, UV rays, deicing salts, and harsh chemicals. It also gives it a fresh, polished look that practically makes a lot appear brand new.
