1. Leaks

If the roof is worn down or missing shingles, it won’t be able to prevent water from seeping into the house. Signs of a leak include dripping water and yellow or brown water spots. You may also find mold or mildew in the attic or on the ceiling. Large leaks can cause structural damage, which is evident when the roof sags or when shingles buckle.

Hail, snowstorms, and other forms of inclement weather can take their toll over the years. The condition and age of your roof should have been documented at sale. 3. Moss or Algae

Moss is unsightly, but it can also be damaging. It soaks up rainwater and can trap moisture on the roof, resulting in mold and water damage. Algae shows up in the form of discoloration on the shingle, so if the shingles seem to have discoloration, it actually may be important to look into further, because it means algae is growing there.

4. Missing, Curled, or Cracked Shingles

Strong winds and hot temperatures can cause shingles to weaken and blow off or crack and curl. Missing and damaged shingles can expose the underside of the roof, making it vulnerable to water penetration. If a few shingles are damaged or missing, you may be able to perform spot repairs. However, if there is extensive damage to a large portion of the roof, you may need to replace it. One way to know if the shingles have been damaged or worn down too far beyond repair, is if you can see the fiberglass. If you see the fiberglass on your roof shingles, it is definitely time for a replacement.
