While the average asphalt roof is lucky to last for 20 years, a standard metal roof can hold up for more than three times as long. That doesn't mean these roofs are indestructible, though. Like any building material, metal has its weaknesses. Here are some of the most common issues that can plague steel, aluminum, and copper roofs.

3 Problems That Often Affect Metal Roofs

1. Corrosion

Although manufacturers take steps to prevent the corrosion of roofing panels—by painting them with a rust-resistant coating, for example—the metal can still disintegrate in certain circumstances. Cut edges that are exposed to the elements are vulnerable to corrosion, as are the undersides of the panels if moisture gets trapped.

Reactions that speed up corrosion can also occur if the roof is comprised of different kinds of metal that shouldn’t interact with one another. This is why you should only turn to a knowledgeable contractor that’s familiar with metal roofing for installations and repairs.

2. Leaking

3. Discoloration

Prolonged UV exposure can deteriorate paint resin, which will produce a whitish residue that gives the roof a chalk-like coating. Fading is also common with metal roofing. And unless every panel is exposed to the same amount of UV exposure, the fading will likely be uneven. Thankfully, reputable paint manufacturers offer warranties that cover excessive discoloration.
