The roof is one of the hardest working structures of a home. However, since it protects your house from the weather, it’s only natural for it to show signs of wear over time. Here are a few areas to watch on your roofing system.

A Guide to Wear & Tear on Roofing Systems

1. Fascia

The fascia is the board directly under your roofing. It is most commonly wood but can also be made of sheet metal. While it looks like trim, its purpose is not solely cosmetic. Rather, it blocks water from entering your home. Since your fascia is always exposed, it is susceptible to rot.

RoofingTo extend its life span, paint it, or apply wood hardener. This will help protect it from water damage, which causes rotting. Also, make sure that your gutters aren’t leaking water onto the fascia.

2. Soffit

The soffit is the underside of the overhanging section of your roof. It’s normally made of vinyl and looks similar to a ceiling. The soffit has small vent holes in it that move moisture and heat away from your home. This helps to prevent rot in your sheathing and rafters. Finally, this roofing area allows air to circulate through your attic.

To keep your soffit in good condition, inspect it twice per year. If you spot mold or mildew, clean it off with a bleach solution and soft scrub brush. Also, look for cracks or holes that are big enough to allow rodents or insects in; these pieces will need to be replaced.

3. Shingles

Shingles shield your home from weather conditions. However, over time they can become discolored or peel. Discolored shingles are usually due to a roof leak. Peeling or curling can be the result of poor ventilation or improper installation.

Regularly have your gutters cleaned so that water can properly flow away from your roofing. Next, keep overhanging branches trimmed away. If you notice any peeling, discolored, or missing shingles, have them promptly replaced to prevent further damage to your roof.
