How to Keep Up With Property Maintenance

1. Inspect the Roof & Drainage System

If neglected, the roof and gutters on your building could affect every tenant. For example, if wind-blown debris punctures a hole in the roofing, water could leak into the structure, soaking the insulation or damaging the electrical system. Additionally, if the gutters start to sag or develop holes, they could prevent rainwater from getting to the downspouts. When it starts to pool around the foundation instead, it could result in mold and mildew growth. Inspect your roof and drainage system at least twice a year, and schedule repairs right away if you notice missing shingles, puddles, or sagging areas.

2. Check the Smoke Detectors

Therefore, you’ll want to ensure they have enough time to get themselves and their loved ones to safety. At least twice a year, check the smoke detectors in the hallways and stairwells, and have tenants check those in their apartments. Change the batteries regularly, and replace them completely every 10 years.

3. Flush the Water Heaters

If you included hot water in the rent, it’s your responsibility to maintain the system. Over time, sediment and rust particles can accumulate at the bottom of your water heater, which can damage the tank as the water heats up and sends them ricocheting from side to side. Therefore, you’ll need to have your heaters professionally emptied and refilled every year.
