If your roof is beginning to show signs of damage or wear and tear, it’s likely time to call a roofing contractor. Many homeowners prefer to reroof, as it’s generally the most cost-effective option. However, installing a full replacement makes more sense at times and is often needed for certain issues. If you’re deciding between the two, here’s what you should know.

Reroofing vs. Replacing Your Roof

Reroofing

This option involves placing a new shingle layer over worn areas. The protective overlay will help with leak prevention and improve the look of the roof. However, this is only an option if you have one layer of shingles; if there are two, a replacement is required according to building codes in most states.

Roof Replacement

When you choose this option, a roofing contractor will strip any old shingles, which will expose the deck. Next, they’ll put felt paper over the exposed areas to prevent leaks and protect the system from the weather. If the deck has any damage, they’ll make repairs, as well. Finally, they’ll install new shingles on top of the felt.

A replacement will last far longer than reroofing. Generally, you can expect the new roof to have a 20-year life span—at least. Additionally, while reroofing will fix most aesthetic issues, it often won’t be enough to resolve problems like wood rot in the deck; it will merely mask some issues, potentially leading to the system giving out down the line. A replacement will completely revamp the roof, ensuring that it remains sturdy and aesthetically pleasing for years to come.
