Home tours create a unique opportunity to get up close and personal with a property, making it easier to determine whether or not you should place an offer on the piece of real estate. However, it can be easy to get carried away with the details and overlook key factors about the house. Here are a few questions to ask your Realtor® because the answers could shape your offer. 

What to Ask Realtors During Home Tours

1. House History

Ask your Realtor how many previous owners the property has had, why the existing owners are selling, and what kinds of renovations the house has undergone over the years. Find out as much as you can about the home materials that were used in the original construction.

You also want to know whether the property has any longstanding issues, such as problems with the foundation or land grading. If it does, ask your agent how much to lower your offer by to compensate for any necessary repairs. 

2. Property Lines

real estateTalk with your agent about where the property lines run on the lot. This is especially necessary if the home doesn’t have a fenced yard, since you may want to install one in the future.

If you have measurements, bring along a measuring tape so you can gain an idea of how much room you have between your home and the neighbor’s property. 

3. Community Plans

Every neighborhood is different, and some areas may face lots of construction, based on the city’s development plans. Talk with your real estate agent about whether or not any new businesses are coming to the area, and what will be happening with nearby vacant lots such as old orchards or farmland.

While some of this information may not be available, Realtors who have their fingers on the pulse of the community can likely give you a better idea of what to expect.
