Asphalt paving is tough, durable, and affordable compared to other pavement materials. But, to get the most out of it, it needs proper maintenance. Here are some do’s and don’ts for the upkeep of your asphalt paving.

Do:

Clean the surface regularly.

asphalt pavingMaintaining your asphalt paving starts with regular cleaning. Remove loose gravel, debris, and other residues on the surface with a hard-bristled broom or brush.

For a more thorough clean, flush the pavement with water using a pressure washer adjusted to a delicate setting. Fill the device with detergent and gently apply it to the paved surface. Give the detergent a few minutes to break down the dirt and grime before blasting it away. Consult your manual to determine the right nozzle and PSI setting to prevent pitting and erosion of the pavement surface, or have a professional clean it to ensure it’s done safely.

Schedule regular sealcoating.

Paving experts recommend applying sealcoating at least once every three years to create a protective barrier against oxidation, water intrusion, and other harmful elements. Keep an eye on the surface between appointments and have a paving contractor inspect it if you notice any issues.  

Don’t:

Leave heavy objects on it while it’s setting.

While asphalt paving can support a significant amount of weight, it’s more impressionable when it’s first installed, so don’t park on it for the first few days. You should also avoid leaving heavy equipment, like a camper trailer, tractor, or rig, for the first few months, as this may place extra strain on the surface while it’s curing. If you need to park on it during these periods, make sure to equally distribute the vehicle’s weight on the pavement surface using wooden planks or plywood.  

Ignore signs of damage.

Cracks, potholes, loose asphalt, and pooling water are indications of issues with your pavement. The longer you ignore them, the worse they become over time. Cracks and potholes let in water and other debris, further weakening the surface and substrate. Once these gaps form, take the time to repair them to avoid costly repairs down the road.
