From insurance fees to utilities, there are many overhead costs associated with running a business. Installing a new commercial roofing system will prevent heat transfer and air loss, reducing these costs and resulting in lower energy bills. When weighing options, below are three popular systems to add to the list.

A Brief Breakdown of 3 Commercial Roofing Systems

1. Metal Panels

Steel and aluminum panels are often applied to flat commercial roofing systems. The fasteners are either exposed or placed under seams. Fasteners hidden under standing seams are less prone to moisture leaks. Painting the panels in light colors and applying reflective coatings keeps sunlight off the roof for lower cooling costs during summer. The panels can also shed rainwater to prevent corrosion.

2. Built-Up Roofing

Bitumen can be heated and liquified for installation or applied as an adhesive. Felt reinforced with fiberglass is often used for the ply sheet layer. After the fabric bonds to the bitumen, gravel is placed on top. When combined, these materials can repel moisture and sunlight.

3. EPDM

Ethylene propylene diene terpolymer, or EPDM, is a synthetic rubber membrane. The black or white material is designed to reflect sunlight to keep heat off the system. As the rubber is flexible, it’s easy to install around vent pipes, skylights, and other installations. The material is sealed to waterproof the membrane.
