During the winter months, the harsh weather and frigid temperatures can put stress on a home’s exterior. A roof, in particular, is vulnerable to deterioration and infiltration. To protect your home and the safety of your family, take action when you observe any of the following three roofing issues this winter season.

3 Winter Roofing Issues to Monitor

1. Condensation

When the warm air inside your attic makes contact with the cold underside of your roof, the resulting humidity can turn from a gas to a liquid. When condensation forms under a roof on the attic ceiling—just like on the outside of a glass filled with cold water on a hot day—it may lead to water damage and mold growth. To prevent water droplets from forming, consult a roofer. By improving the ventilation in your attic, excess warm air will have an escape route.

2. Flashing Leaks

roofingFlashing refers to the thin, metal lining installed underneath roofing material, especially at the seams and around the chimney. If your flashing has sustained damage from melting snow, ice, and wind, water may seep into your living space. Have your flashing inspected at least once a year and after major storms to prevent leaks.

3. Ice Dams

When snow falls on a roof, it melts from the top down because the heat in your attic rises to fill the peaks of your roof. Water from melting snow will often refreeze once it reaches the gutters. If the process repeats, a dam of ice may accumulate around the edges of your roof, preventing water from draining. As a result, water may pool up and permeate your home. To prevent ice dams, ensure your attic is adequately insulated—to limit the continual transfer of heat—and clean off layers of snow after a storm.
